Cobalt is partnering with a respected housebuilder to appoint a Senior Quantity Surveyor to manage full commercial delivery across multiple residential schemes. This role offers ownership of budgets, procurement and commercial reporting from pre-construction through to completion. The Organisation You’ll join an established and well-structured housebuilder known for high-quality developments and a collaborative working culture. The commercial team prides itself on consistency, accuracy and clear processes, offering strong support and long-term career development. The Role Reporting to the Commercial Director, you will take responsibility for managing project costs, tendering, subcontractor negotiations and monthly valuations. Key duties include: Preparing project and regional budgets and monitoring throughout. Producing tender packages, analysing returns and recommending preferred suppliers. Negotiating orders and managing variations. Managing interim valuations, bank valuations and cost-to-value reconciliations. Monitoring materials on site and ensuring invoice accuracy. Preparing sales extras and incentive pricing. Overseeing junior surveyors where required. Supporting land appraisals and cost-to-complete exercises. Skills & Experience Needed Strong working knowledge of residential housebuilding. Solid commercial and construction understanding. Confident communicator with effective negotiation skills. Strong organisational skills with excellent attention to detail. Competent IT user; COINS experience is advantageous. Interviews are progressing shortly - apply now to be considered.
