About The Company**

**Roles and responsibilities**
- Planned maintenance delivery through external contractors
- Minor works
- Refurbishment works
- Planned, repairs & void surveying
- Health and Safety work such as fire safety programmes
- Work to home owners, leaseholders and market rent customers
- Identify works require to a void to meet lettable standard.
- Undertake domestic and commercial building surveys to provide advice on matters such as construction defects, disrepair and dilapidations.
- Produce detailed reports concerning findings including options for remedial solutions with cost estimates and proposals regarding safe methods of work.
- Provide advice to colleagues regarding legislative matters such Planning and Building Regulations approval etc
- Working with and influencing colleagues in other parts of the business to achieve operational outcomes
- Decisions that safeguard the health and safety of customers and contractors
- Ensuring the culture and accountability for actions is embedded across their teams
- Managing budgets relevant to their consulting contract, ensuring that they are appropriate, and expenditure kept within budget and delivered in accordance with the Financial Regulations, Standing Orders and audit requirements taking appropriate action whenvariances occur.
- Ensuring that the management of major works contracts meet all required standards of performance, including audit, time, cost, quality and customer satisfaction
- Assist with the preparation of reports on supplier performance ensuring that early remedial action can be taken under the contract and if necessary, ensuring that contracts are determined in line with the authority delegated under Standing Orders.
- Ensuring complaints and disrepair claims are dealt with in a quick and effective manner and follow the organisation policies and procedures
**Requirements**:
- Relevant academic and/or professional qualification in Construction or Surveying.
- Experience of surveying and contract management in the social housing sector.
- Experience of monitoring works budgets c. £500k
- Has a clear and concise communication style. Adapts and develops arguments and proposals for maximum effectiveness. Keeps colleagues informed as necessary.
- Actively stays informed and informs others about sector practices and new developments.
- Adapts to changing priorities and work demands. Identifies opportunities to initiate change for the benefit of the business.
- Actively seeks and acts upon feedback
- Experience managing procurement processes
- Performance Management relating to contracts and delivery
- Project Management co-ordination skills
- Working knowledge of current Health and Safety with particular reference to the building and construction sector
- Current methods, standards and initiatives relating to repair and refurbishment of residential dwellings
- Commercial awareness with an understanding of financial and contractual considerations
- Understanding of the importance of customer focused service delivery
- Building and Maintenance legislation
- Contract management skills
- Demonstrable commercial acumen
- Confident user of IT and Microsoft products
- Demonstrable commitment to Equality and Diversity

- Able to provide a flexible approach to work, and occasionally undertake work outside normal office hours
- Has a current, full driving license or the ability to travel around the local vicinity
