Reporting to the Caretaker Working Supervisor, the Caretaker is responsible for maintaining a high standard of cleanliness, safety and repair to a scheme in a Great Places neighbourhood. You will work within the Repairs team but also closely within the Customer Services Directorate to ensure we offer attractive places to live and work for our customers and the wider community.

CORPORATE RESPONSIBILITIES:
To ensure the responsibilities of the post are carried out in a way that reflects the standards, vision and values of Great Places;
To deliver value for money and manage resources effectively and efficiently, ensuring that targets (financial and non-financial) are met;
To promote Great Places to employers, sector bodies, and the local community, developing effective partnerships with employers, the funding agencies and other representative bodies;
To observe all policies / procedures / working practices / regulations and in particular to comply with Great Places Equality and Diversity Policy, Health and Safety Policy and Safeguarding Policy
To undertake appropriate training and staff development.
To identify and develop individual contribution in the delivery of the Great Places competency framework

PURPOSE OF ROLE:
To deliver a range of scheme based services, ensuring customers receive a high quality, responsive and cost effective service, which offers value for money.
To work in collaboration with the Property Manager', ensuring we offer safe and attractive places to live and work for our customers and the wider community.
To deliver high quality services inline with the principles contained within the Service Delivery Framework.
To act as an ambassador for Great Places with customers and local stakeholders.
To provide a contracted service to MCC (Manchester City Council)

KEY RESPONSIBILITIES:
To work collaboratively with colleagues in the Repairs and Customer Services Directorate to deliver scheme based services in-line with the Service Delivery Framework.
To carry out cleaning to external areas, in addition to carrying out minor repairs identified and completing H&S checks to an agreed schedule in accordance with the appropriate specification(s).
To demonstrate a proactive approach to fly tipping, recording details of any "hot spot" areas, and investigate the possible perpetrators, challenging customers accordingly, and notifying the Caretaker Working Supervisor or Property Manager of reoccurring issues / persistent offenders.
To ensure the scheme, is kept tidy and free of rubbish, litter, sharps and any other drug litter, in accordance with training and relevant policies or procedures.
To ensure bins are emptied regularly and keep clean at all times.
To report any items of disrepair, damage to the Caretaker Working Supervisor or Property Managers'.
To carry out any minor repairs or proactive maintenance in external communal areas, including but not limited to; light bulbs, flush and clean gullies and drains, removal of weeds from hard standings / path areas, jet washing, painting / touching up of walls.
Carry out joint scheme inspections/ visits with Caretaker Supervisor/Property Manager and ensure a joined up approach to the management of the scheme.
Identify and escalate any contract management issues to the Caretaker Supervisor/Property Manager.
To act as a point of contact for customer queries when on site, in accordance with the Service Delivery Framework and contractual requirements of external contractors.
To manage customer expectations about the service offer and ensure good communication, promoting an excellent customer experience at all times.
To promote a positive image of Great Places through the establishment of good working relationships with customers by being present in our neighbourhoods.
To ensure all accidents, incidents and near misses are reported to the Caretaker Working Supervisor.
To ensure comprehensive and timely records are kept of customer contacts and actions.
Take responsibility for all tools, cleaning equipment and plant allocated and liaise with the Caretaker Working Supervisor to ensure they are maintained in a good working order and stock is replenished as appropriate.
To wear uniform as supplied and appropriate Personal Protective Equipment (PPE) where necessary.
To comply with and promote the organisations Health & Safety, Equality & Diversity, Lone Working, Safeguarding and Environmental policies / strategies and any other relevant legislation.
Understand measures which relate to the caretaking service and support the collection of data which shows whether the service is meeting customer need.
Develop effective networks with relevant organisations to ensure customer and business needs are met.
Adhere to guidelines and workflows.
Work within the Risk Management Workflow.
To ensure safeguarding concerns are dealt with promptly and in line with guide lines and appropriate action is taken.
Participate fully in projects designed to promote community cohesion and support GPHG Corporate Priorities.
