Job Title: Clerk Of Works.
Location: WC1B.
Salary: Up to £50K.
Purpose of Position:
To provide a range of inspection, reporting and project management services to the commercial and residential portfolio teams. To assist in the administration and support of the Building Department.
Accountabilities
Business Management and Administration
1. Maintain the current systems and records to assist with forward planning.
2. Raise works orders and manage suitable and appropriate contractors within pre-agreed defined briefs.
3. Assist the Head of Building in acquiring budget quotes for works.
4. Approve and process invoices within authorisation limit.
5. Collate and manage building records and project filing.
6. Liaise with contractors, tenants, residents and other teams within the London Office and deal with general correspondence.
7. Be available for occasional out of office hours meetings for resident consultation and for emergencies, with maintenance call outs as may be required.
Property Management
1. Carry out inspections of tenant’s alterations works in progress and sign off upon completion, Keep Head of Building informed and update file records.
2. Carry out property inspections on the London Estate as directed by the building/ facilities team.
3. Take responsibility for a range of matters relating to the organisation and supervision of cyclical redecoration works.
4. Assist the Residential and Commercial teams with the Section 20 Process where required.
Refurbishment Projects
1. Be responsible for smaller projects, including Contract Administration and CDM responsibilities as appropriate.
2. Select and recommend for approval suitable consultants as appropriate.
3. Through regular site visits ensure that projects and repairs within this role, specified and supervised in conjunction with the relevant portfolio managers, are delivered on time, to budget and to the required quality in terms of standard of installation and finish.
4. Attend handovers for your projects on completion of works and ensure that all relevant team members and external agents have all necessary information.
5. Carry out snagging at project completion, recording post-contract defects, and ensure appropriate rectification works are undertaken.
6. Across all duties, be alert to Health and Safety risks and raise all concerns with the Head of Building where necessary
