Job Title: Commercial Valuation Specialist

Job Description:

We are seeking a highly skilled Commercial Valuation Specialist to join our team at Gold Group Ltd. As a Commercial Valuation Specialist, you will be responsible for conducting professional work, including rent reviews and lease renewals, while identifying potential opportunities to re-gear existing leases.

Key Responsibilities:

  • Conducting valuation instructions using the comparative, investment, and residual methods.
  • Undertaking a wide range of valuation tasks, including portfolio and loan security work for major institutions, property companies, and banks.
  • Valuing properties by applying expert knowledge and awareness of the local property market.
  • Taking accurate measurements of sites and premises.
  • Assessing the impact of major developments in terms of economic viability and environmental impact.
  • Writing detailed reports on property for purposes such as rent reviews, investment potential, valuations for secured lending, and other purposes.
  • Negotiating with confidence, orally and in writing, on issues such as rents.
  • Applying appropriate law for landlord and tenant negotiations and enforcing health and safety regulations.
  • Assessing properties for capital taxation, acquisitions, and disposals.
  • Dealing with leasehold enfranchisement and understanding its legislation.
  • Making Planning, Environmental, and other Statutory enquiries.

Requirements:

  • Current and up-to-date knowledge of Red Book RICS Valuation, RICS legislation, and relevant legislation.
  • Knowledge of RICS Measuring Standards, Rating Consultancy Code of Practice, and Health and Safety regulations.
  • Experience with Valuation Exchange and other online sites used by clients for issuing instructions and uploading reports.
  • Proficiency in development software such as ProDev for development appraisals and Excel Spreadsheets for valuation calculations.
  • Ability to use digital dictation and digital measuring devices.
