Job Summary:

We are seeking an experienced Senior Property Manager to join our team at Nexus ERP. As a Senior Property Manager, you will be responsible for overseeing the Property Management team and properties managed by the company.

Main Responsibilities:

  • Property Management: Manage a portfolio of managed properties, including pro-active and reactive maintenance, property inspections, and organisation of safety certificates.
  • Tenant and Landlord Relationships: Build and maintain relationships with tenants and landlords, ensuring excellent customer service and resolving any issues promptly.
  • Contractor Management: Manage contractors and suppliers, ensuring that all work is completed to a high standard and within budget.
  • Inventory and Check-out Reports: Process outsourced inventory reports and check-out reports, ensuring that all properties are accurately recorded and accounted for.
  • Deposit Management: Manage deposit registration, repayments, and disputes, ensuring that all procedures are followed and resolved efficiently.
  • Utility Notifications: Manage utility notifications, ensuring that all properties are up-to-date with the latest utility information.
  • Conditions of Let: Ensure that all properties meet the conditions of let, including regular inspections and reporting.
  • Project Management: Project manage refurbishments, furniture package orders, and installation, ensuring that all work is completed on time and within budget.
  • Problem Solving: Resolve complex issues and problems, using your expertise and knowledge to find solutions.
  • Safety Certificates and Compliance: Manage safety certificates and compliance, ensuring that all properties meet the required standards.
  • Dealing with Enquiries: Deal with branch walk-in enquiries and assist other departments as required.

Requirements:

  • Experience: Minimum of 5 years' experience working in Property Management.
  • Skills: Proficient on property technology and property management applications, good general knowledge of the area, willingness to work as a team, ability to work independently, smart, proactive, enthusiastic, and confident when in an office and public environment.
  • Education: Degree level education is preferable but not essential.
  • ARLA Trained/Qualified: ARLA trained/qualified is preferable but not essential.
  • Driver's License: Must have a car and clean driver's license.

Working Hours:

Monday to Friday 9am - 5.30pm, alternate Saturdays 9am - 1pm.
