Job Title: Building Surveyor

1st Select is seeking a highly experienced Building Surveyor to join our Capital Programme Team within the Asset Management Service. As a key member of the team, you will play a crucial role in delivering condition surveys across Lancashire's educational and operational building portfolio.

Key Responsibilities:
  1. Assist in the delivery of condition surveys across Lancashire, working closely with the Capital Programme Officer.
  2. Conduct condition surveys within set parameters and timescales, inputting data into property asset management systems.
  3. Collaborate with the Capital Programme Officer to identify improvements in systems and processes for capturing and recording condition data.
  4. Support the wider Capital Programme Team in delivering service objectives.
Requirements:
  1. Relevant professional or technical qualification to degree level or equivalent (e.g., Building Surveying, Building Services Engineering, Project Management, Quantity Surveying, Construction or relevant subject matter).
  2. On Construction Domestic Energy Assessor (OCDEA) qualification.
  3. High level of experience and knowledge in building/mechanical/electrical pathology, identifying defects and remedies, building construction types, mechanical or electrical infrastructure (particularly educational buildings), Health and Safety legislation, codes of practice, relevant legislation, and current standards.
  4. Experience of identifying and prioritizing condition needs across a varied portfolio.
  5. Experience of undertaking detailed condition surveys from start to completion, identifying defects and priorities.
  6. Experience in construction, enabling the assessment of a wide variety of construction-related problems.
  7. Experience of Department for Education (or equivalent) condition survey methodology.
  8. Experience of interpreting information and undertaking analysis of information from differing sources to formulate a conclusion.
  9. Experience of using property asset management systems to input data.
  10. Ability to organize and manage time and prioritize work effectively while delivering a number of programmes, projects, and strategic objectives.
  11. Knowledge of asset management principles.
  12. Experience of working independently with relevant specialized systems, equipment, and/or IT software packages.
  13. Good knowledge and experience of Microsoft Excel.
  14. Experience of working within the built environment.
  15. Experience of utilizing reporting tools.

Desirable:
  1. Qualified MRICS - Chartered Member - Royal Institution of Chartered Surveyors or other recognized Construction/Property profession or organization.
