Role Overview

We're seeking a highly organized and proactive Residential Property Manager to join our Manchester Property Management team at Savills. As a key member of our team, you will be responsible for delivering an exceptional customer-focused property management service to our landlords and tenants.

Your primary objective will be to ensure seamless property management, from tenancy setup to renewal and checkout. You will work closely with our team to administer tenancy progression, conduct inspections, and negotiate renewals. Your excellent communication skills and ability to work under pressure will be essential in this role.

Key Responsibilities
  • Property Preparation: Ensure all properties are thoroughly prepared for new tenancies, including checking and preparing properties for occupancy.
  • Compliance and Safety: Verify that all properties have valid safety certifications, licenses, and necessary documentation.
  • Pre-Tenancy Works: Arrange and coordinate pre-tenancy works, including special clauses agreed upon at the offer point.
  • Inventory and Check-In: Prepare and conduct inventory checks, and ensure timely completion of check-in processes.
  • Tenant Welcome: Meet new tenants, provide welcome packs, and ensure a smooth transition to tenancy.
  • Property Maintenance: Handle day-to-day property maintenance issues, including planned maintenance and repairs.
  • Invoice Management: Process invoices, obtain competitive quotations, and negotiate with contractors and suppliers.
  • Mid-Term Visits: Conduct regular mid-term property visits, prepare reports, and provide feedback to tenants and landlords.
  • Checkout and Renewal: Prepare checkout reports, negotiate renewals, and ensure timely completion of tenancy agreements.
Key Skills

We're looking for a highly motivated and organized individual with excellent communication skills, who is able to work under pressure and thrive in a fast-paced environment.
