About the Role

This is a key position within City Facilities Management, carrying out planned and reactive maintenance across several site locations. As the first line in all maintenance throughout your allocated sites, you will be responsible for ensuring that all technical and compliance paperwork is always completed and up to date. Your primary focus will be on carrying out technical repairs and PPMs, while maintaining the highest standards of efficiency and cost-effectiveness, all while adhering to the company's Health and Safety policy.

Key Responsibilities

  1. Comply with health and safety legislation and company processes.
  2. Complete specified reports and compliance documentation, taking action on any issues raised.

Accountabilities

  1. Compliance with all City policies and procedures.
  2. Attend training courses as necessary to ensure personal job skills keep pace with technical developments.

Service Delivery

  1. Complete the Planned Preventative Maintenance (PPM) schedule within agreed timescales, ensuring all necessary paperwork is completed accurately and in accordance with laid-down procedures.
  2. Respond promptly and positively to service call requests from the Helpdesk, assessing requirements and carrying out repairs as necessary.
  3. Prioritize maintenance and repair work to achieve agreed timescales and response times.
  4. Order spares in accordance with laid-down procedures.
  5. Identify non-repairable faults in plant and machinery, promptly advising the HVAC supervisor of findings and recommending suitable replacements.
  6. Carry out surveys and complete reports as required by City management.
  7. Carry out minor alterations and installations within individual technical competence, in accordance with current specifications.

Financial Responsibilities

  1. Responsibility for parts ordering, following the correct triage process to reduce unnecessary spend.

Knowledge, Skills, and Abilities

  1. Educated to GCSE/Standard Grade level as a minimum, ideally SVQ/NVQ Level 3 in Heating/Ventilation/Mechanical Equivalent Qualification.
  2. ACS Commercial Gas Qualifications COCN, CIGA, CORT, ICPN, CDGA, TPCP1/1A as a minimum.
  3. ACS Domestic Gas Qualifications CCN, CENWAT, CPA as a minimum.
  4. City and Guilds 2079-1 FGas Category 1.
  5. City and Guilds 7671 18th Edition.
  6. Ability to service/maintain/repair/install a range of Mech & Elec HVAC plant & equipment.
  7. A working knowledge of the maintenance service within the FM industry is essential, with previous working knowledge of a multi-client contracted environment being desirable, and PPM and compliance background.
  8. Previous experience of developing client relationships would be advantageous.
  9. Strong PC literacy, with experience in extracting, collating, and presenting performance data, along with a good understanding of the CAFM.
  10. Strong communication skills, both written and verbal.
  11. Excellent planning, organizing, prioritizing, and project management skills.
  12. Strong results focus, taking accountability for own performance and that of the team.
  13. Effective problem-solving and decision-making.
  14. Highly flexible and self-starting, with a flexible approach needed to tackle many challenges.
