Property Services Manager

We are seeking a highly skilled Property Services Manager to join our team at Karter Thomas Ltd. As a key member of our organization, you will be responsible for overseeing the reactive maintenance and repairs of Council owned properties.

Key Responsibilities:
  • Reactive Maintenance and Repairs: Ensure that all maintenance and repair activities are carried out in an efficient and effective manner, meeting the required standards and deadlines.
  • Day-to-Day Operations: Coordinate and manage the day-to-day maintenance activities, ensuring that customers receive effective and efficient services that meet key performance indicators.
  • Budget Management: Monitor and manage the repairs budget, ensuring that resources are allocated effectively to meet the needs of the organization.
  • Work Scheduling: Manage the work scheduling function to ensure that the right resources are in the right place at the right time, maximizing efficiency and productivity.
  • Team Management: Supervise and manage a team of tradespeople, ensuring that they have the necessary information and equipment to undertake their responsibilities.
  • Void Property Inspections: Conduct post-inspections on all properties as required, ensuring that all work is completed to a high standard.
  • Disrepair Claims: Manage all disrepair claims, liaising with the clients' in-house team and surveyors to ensure that full surveys are undertaken and detailed reports and schedules of works are prepared.
  • Fleet Management: Manage the team fleet, ensuring that it is correctly maintained, including MOT, servicing, and monthly stock checks.
  • Health and Safety: Ensure that all work is undertaken in accordance with Health and Safety legislation, and that all H&S paperwork is in order prior to works being undertaken.
