Property Manager

An exciting opportunity has arisen for an experienced Property Manager to join our lettings team in Chelsea.
Key Responsibilities:
- Manage an allocated portfolio of properties, providing efficient and accurate administrative and day-to-day management.
- Ensure compliance with up-to-date lettings legislation and best practice procedures, referring to the Team Manager as necessary.
- Authorise invoices for payment within 48 hours of receipt in the office.
- Perform property visits using Inventory Base software during active tenancies.
- Draw up legal notices on behalf of the Landlord and process them efficiently and effectively.
- Ensure the inventory report is kept up to date during the tenancy, capturing any amendments to the property.
- Arrange inventory checkouts and communicate with both Landlord and Tenant.
- Organise gas safety records and electrical certificates, and ensure smoke and carbon monoxide alarms are installed in accordance with legislation.
- Organise and follow up on any insurance claims on behalf of the Landlord where necessary.
- Deal with tenant and client queries regarding property matters.
- Consult and update the Team Manager and Lettings Office Head as necessary.
- Attend Lettings and team meetings.
- Notify the Team Manager of any potential property issues.
- Keep databases up to date, including CRM and Reapit.
- Proactively maintain own legal knowledge and comply with all Lettings legislation.
- Assist with training of less experienced team members, helping to ensure everyone implements correct processes.
- Undertake audits and projects for the team, not necessarily related to your portfolio.
- Ensure accurate data entry and obtain any missing data, correcting any incorrect data.
