About the Role

We are seeking a highly skilled Construction Manager to lead our site management teams in Vistry Central Home Counties. As a Construction Manager, you will be responsible for motivating and supporting site-based teams to achieve exceptional health, safety, and environmental performance standards.

Key Responsibilities

  • Mentor and manage site management teams to ensure all sites meet and exceed performance targets.
  • Actively contribute to the management team review of build strategy on new developments.
  • Ensure health, safety, and environmental targets are met across all sites and take appropriate action to ensure compliance.
  • Regularly review programme progress and log updates in weekly site subcontractor meetings.
  • Report activity at regional build/sales meetings and liaise with other departments to ensure targets are achieved.
  • Visit sites weekly, support and motivate site teams, monitor progress, and attend site meetings as necessary.
  • Liaise with and promote good relationships with key external stakeholders.
  • Develop and train site management teams to ensure succession plans are in place.
  • Monitor and review site managers to ensure customer care passes are obtained before CMLs and legal completions.
  • Carry out random pre-occupation checks on plots 24 hours before CMLs and legal completions.
  • Ensure effective site-based meetings take place between sales teams and site managers, and that required information is available to update customers.
  • Attend regional build/sales meetings and provide accurate handover dates for all plots, report on activity, and any actions needed to rectify issues.
  • Monitor and review site managers to ensure all plots have safe and appropriate access, parking, street lighting, and signage.
  • Attend weekly customer care meetings with site teams to ensure defects are actioned within 10-30 days of being raised by customers.
  • Attend weekly NHBC survey meetings with site teams and action items promptly.
  • Agree trade tenders lists with commercial departments and assist with vetting sub-contractors prior to appointment to ensure quality standards are met.
  • Ensure quality inductions are carried out by site managers for all sub-contractors on site to ensure quality standards are met.
  • Ensure site NHBC year-to-date scores are no more than 0.20 on a rolling 12-month scale.
  • Ensure and monitor that all sub-contractor quality stage checklists are completed by site managers prior to payment authorization.
  • Attend all pre-start meetings, providing programmes, strategy plans, compound positions, and complete CMD check forms.
  • Ensure protection to work in progress complies with company site protection requirements at all sites.
  • Review the NHBC record book, checking for comments, actions against builders responsible, reportable items, and any missed key stage inspections.
  • Regularly check the NHBC portal to ensure any pre-occupation conditions have been cleared by site management teams prior to CMLs.
  • Design a build phase strategy, including build strategy, traffic management plan, and occupational strategy, and ensure all site managers comply with the strategy.
  • Ensure forward planning is in place at all stages of the build operation and liaise with technical and commercial departments as required.
  • Identify key activities at the pre-contract stage and monitor to ensure start dates are achieved.
