Job Title: Assistant Residential Property Manager

About the Role:

The Assistant Residential Property Manager will be responsible for managing a portfolio of residential properties, ensuring high-quality customer service, and efficient operations. This role will work closely with the Senior Property Manager, Regional Manager, or Director of Operations to achieve team objectives.

Main Responsibilities:

  • Residential Team Member:
    • Contribute to the achievement of team objectives by actively participating in decision-making and working towards consensus.
    • Take ownership of projects and involve others in decision-making.
    • Respect and tolerate individual differences, and acknowledge and work through conflict openly.
  • Management of Staff:
    • Supervise and manage administrative and operational staff at the properties within your portfolio.
    • Ensure effective performance management of staff, including handling resident and owner complaints promptly and appropriately.
  • Administration:
    • Monitor the timely receipt and reconciliation of rent collections, ensuring compliance with relevant statutes.
    • Communicate with residents about rent collections, both verbally and in writing.
    • Code and approve invoices from suppliers and contractors.
    • Prepare yearly budgets for the relevant properties.
  • Building Maintenance:
    • Adhere to Sterling Karamar Property Management's property management standards, including legislative requirements, safety standards, and emergency response procedures.
    • Conduct pre-inspection and vacate inspection of units, noting deficiencies and preparing building reports.
    • Place service calls with contractors and conduct weekly/monthly inspections of common areas, rectifying any deficiencies.

Scope:

  • Report to the Senior Property Manager or Regional Manager or Director of Operations, Residential Operations.
  • Work in close cooperation with other Residential Property Managers, Administrators, and Accountants.
  • Excellent communication and relationship-building competencies.
  • Proficient with computers and software.
