This position offers a unique opportunity to lead the management of a diverse rural, commercial, and residential property portfolio. As Associate Director, you will be responsible for overseeing the strategic direction of the portfolio, negotiating lease terms, ensuring regulatory compliance, and developing budgets and financial forecasts.

Key Responsibilities:

  • Negotiate lease terms, renewals, and rent reviews to maximize revenue streams.
  • Ensure compliance with health, safety, and property regulations, mitigating potential risks.
  • Develop budget proposals for income, expenditure, and capital projects, aligning with business objectives.
  • Identify opportunities to generate additional revenue through innovative strategies and partnerships.
  • Prepare investment approval proformas and obtain necessary consents to drive project success.
  • Procure building contractors and negotiate contracts, ensuring cost-effectiveness and quality.
  • Manage capital projects from inception to completion, meeting deadlines and budget targets.
  • Develop 5-year capital project forecasts, providing strategic insights for informed decision-making.
  • Support delivery of up-to-date project trackers, maintaining transparency and accountability.

Requirements:

  • Proven track record in managing diverse property portfolios, demonstrating expertise and leadership.
  • Experience in procurement, contract negotiation, and project management, with a focus on results-driven outcomes.
  • Strong organisational, planning, and prioritisation skills, with the ability to adapt to changing circumstances.
  • Approachable, engaging, and diplomatic communication skills, facilitating effective collaboration with colleagues and stakeholders.
