Maintenance Technician Job Description

Ritz Recruitment is seeking a skilled Maintenance Technician to join our team in Birmingham. As a Maintenance Technician, you will be responsible for ensuring the smooth operation of our Build to Rent property management company.

Key Responsibilities:

  • Collaborate with the Community Manager and site team to achieve KPIs, including robust health and safety management, repairs and maintenance, cost efficiency, and positive resident reviews.
  • Work with the Head of Mobilisation and Community Manager to ensure the site is ready for residents and maintain high standards of presentation.
  • Conduct daily/weekly tasks as agreed with the Community Manager and Head of FM/H&S.
  • Ensure security of the property, including fitting locks, fixing doors and windows, and completing painting and decorating work.
  • Perform minor plumbing maintenance activities, such as washer/plug replacement, de-scaling items, and unblocking sinks and toilets.
  • Maintain and order suitable replenishment stock of spares needed on site.
  • Conduct regular testing of fire alarm and emergency lighting systems.
  • Investigate and assess issues requiring professional attention and provide detailed descriptions for contractors.
  • Monitor and assist contractors on-site to ensure compliance with site rules and induction protocols.
  • Ensure all risks to visitors, staff, and residents are removed or reported.
  • Assist with overseeing turnaround of vacant apartments, including check-out reports, cleaning, repair, and maintenance.
  • Identify incidents and maintenance issues promptly and take necessary action.
  • Ensure professional qualifications are kept up to date and attend sufficient training required for the role.
  • Undertake ad-hoc tasks deemed necessary by the Community Manager/Head of FM/H&S.
  • Assist with achieving positive resident reviews on online platforms.

Requirements:

  • Excellent English language skills - both written and spoken.
  • IT literate - MS Office at intermediate level and other relevant software.
  • Basic mechanical knowledge and ability to complete minor electrical works.
  • In-depth health & safety, risk assessments, Planned Preventative Maintenance, and facilities management knowledge.
