Job OverviewAs a Construction Site Director at Barratt Developments, you will play a crucial role in managing the construction of a development, ensuring targets are met regarding health and safety, delivery to build programme quality, customers care, and cost.
Key Responsibilities- Ensure compliance on site with company health and safety standards, NHBC standards, building regulations, and overall quality standards.
- Co-ordinate labour and resources on site to deliver the build programme and proactively schedule trades to ensure optimum delivery.
- Manage material levels on site to ensure minimum stock while meeting site programme requirements and efficiently employing labour.
- Ensure all plots are built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications, and best practice.
- Undertake company-directed quality control procedures and inspections at correct timings, rectifying defects to avoid additional cost, time delays, or reduced quality.
- Monitor and control production costs, approving payments to contractors and trades as necessary.
- Initiate and attend plot inspections with Local Building Inspector or NHBC, taking corrective action to ensure minimal RI's/BRI's.
- Conduct toolbox talks or similar on-site briefings.
- Liaise proactively with internal departments, external suppliers, and partners to achieve the build programme.
- Work with sales through regular sales/build meetings to ensure smooth and controlled delivery of homes for customers.
- Maintain high standards of site presentation at all times.
- Perform New Home Tours with Sales Advisor and customer(s), answering questions and resolving issues before Legal Completion.
- With Contracts Manager support, ensure the on-site Construction team is fully resourced and well-directed, with clear guidelines and full support in achieving their responsibilities.
To succeed in this role, we are looking for:
- Extensive experience working on established build programmes and managing key priorities.
- Proven ability to consistently deliver weekly targets through good labour organisation and promoting a team-working ethic.
- Excellent communication skills, with emphasis on explaining detail and gaining full compliance.
- Demonstrated good leadership and assertive skills to ensure optimum delivery to the highest quality standards on site.
- Able to prioritise tasks to meet changing business needs, demonstrating strong problem-solving ability.
- Member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management, or a time-served tradesman with considerable experience of full-range construction trades.
- In-depth knowledge of construction and housebuilding aspects, and relevant legislative requirements (health and safety, NHBC requirements, and Building Regulations).
- Thorough knowledge and experience of dealing with customers and potential customers, including giving information, advice, resolving issues, and confirming company procedures.
We offer a competitive salary of £65,000 - £85,000 per annum, depending on experience, plus a bonus scheme, private medical insurance, annual medical health assessment, 26 days holiday (increasing by one day for every three years continuous service up to 29 days), choice of flexible benefits, enhanced family-friendly policies, and more.
