Job Summary:

We are seeking a highly skilled Conveyancer to join our team at ACS Staffing Solutions. As a Conveyancer, you will play a critical role in ensuring the smooth settlement and title transfer process for our clients.

Key Responsibilities:

  • Communicate with clients to receive instructions and provide advice on property transactions.
  • Research property details, including ownership, covenants, and works carried out.
  • Review mortgage instructions, undertake specific tasks, and ensure special conditions are satisfied.
  • Draft official documents, such as contracts, transfers, and financial statements.
  • Review contract and title documentation, agree terms, and raise enquiries with the opposing party's conveyancer.
  • Report to clients on all aspects affecting their matter.
  • Build relationships with estate agents, solicitors, brokers, developers, management companies, Land Registry, and HMRC.
  • Conduct official office copies, prepare draft contract packs, and issue to the buyer's conveyancer.
  • Conduct and review property searches to ensure no adverse matters affect the property.
  • Calculate stamp duty land taxes, prepare HMRC forms, submit stamp duty application online, and ensure timely payment.
  • Enquire about contract documentation, ensure correct signing and witnessing, and register with The Land Registry (if required).
  • Review identity documents, source of funds, source of wealth, and proof of address to ensure compliance procedures are followed.
  • Exchange contracts and follow the matter through to legal completion.
  • Support the development of your assistant through training and performance management.

Requirements:

  • Mathematical skills to handle financial transactions.
  • Effective communication skills to advise clients and work with external parties.
  • Problem-solving skills to protect clients from fraud and issues.
