Quantity Surveyor - Capital Projects

iQ Student Accommodation is seeking a skilled Quantity Surveyor to join our Commercial Team, reporting to our Commercial Director for Capital Projects. As a key member of our team, you will play a crucial role in supporting the delivery of projects within our Building Improvement, Refurbishment, and Development workstreams.

Key Responsibilities
  • Collaborate with our Investment & Asset Management team to provide cost input into new development and refurbishment appraisals.
  • Monitor cost plans, highlighting potential risks and value-add opportunities.
  • Manage commercial and contractual aspects of relationships with consultants and contractors.
  • Compile and issue invitations to tender, analyze contractor quotations, and make recommendations for order placement.
  • Procure robust, clear, and considered contracts or appointments for contractors and consultants.
  • Attend pre-contract meetings, liaise with construction professionals, and ensure timely completion of agreed actions.
  • Visit sites to measure and value works completed.
  • Assess contractor payment entitlement and process payments.
  • Work closely with contractor and site management staff.
  • Ensure contract variations are identified, valued, and agreed with contractors in a timely manner.
  • Prepare final accounts and settlements where no external consultants are engaged.
  • Review and support management of consultants leading delivery on our behalf.
Requirements
  • Qualification in quantity surveying or construction management.
  • Main contractor or PQS background with refurbishment and new build expertise.
  • Working towards membership of RICS.
  • Demonstrable experience of cost management on various projects.
  • Effective negotiation skills with internal and external parties.
  • Aptitude for working with numbers and absorbing technical information.
  • Good IT skills, including proficiency in Microsoft Excel and Word.
