Building Services Maintenance Specialist

This is a key position at City Facilities Management, responsible for carrying out planned and reactive AC maintenance across multiple site locations.

As the first line of maintenance, you will be responsible for ensuring that all technical and compliance paperwork is up to date and completed accurately.

The purpose of this role is to carry out technical repairs and PPMs, with a focus on delivering high-quality work in an efficient and cost-effective manner.

Key responsibilities include:

Key Accountabilities: Safety
  1. Comply with health and safety legislation and City Facilities Management processes.
  2. Complete specified reports and compliance documentation, and take action on any issues raised.
People
  1. Comply with all City Facilities Management policies and procedures.
  2. Attend training courses as necessary to ensure personal job skills keep pace with technical developments.
Service
  1. Complete the Planned Preventative Maintenance (PPM) schedule within agreed timescales.
  2. Respond promptly and positively to service call requests from the Helpdesk.
  3. Prioritise maintenance and repair work to achieve agreed timescales and response times.
  4. Order spares according to laid-down procedures.
  5. Identify non-repairable faults in plant and machinery, and advise the HVAC supervisor of findings with recommendations for suitable replacement.
  6. Carry out surveys and complete reports as required by City Facilities Management management.
  7. Carry out minor alterations and installations within individual technical competence in accordance with current specifications.
Others
  1. Carry out any reasonable management request.
  2. Participate in the on-call rota to provide 24/7 cover.
Financial Responsibilities:

Responsibility for parts ordering, following the correct triage process to reduce unnecessary spend.

Knowledge, Skills and Abilities:
  1. SVQ/NVQ Level 3 in Heating/Ventilation/Mechanical or equivalent qualification.
  2. City and Guilds 2079-1 FGas Category 1.
  3. City and Guilds 7671 18th Edition.
  4. Ability to service, maintain, repair, and install a range of mechanical and electrical HVAC plant and equipment.
  5. A working knowledge of the maintenance service within the FM industry, with previous experience in a multi-client contracted environment.
  6. Previous experience of developing client relationships would be advantageous.
  7. Strong PC literacy, with experience in extracting, collating, and presenting performance data, and a good understanding of the CAFM.
  8. Strong communication skills, both written and verbal, with the ability to work well within both City Facilities Management and customer teams.
  9. Excellent planning, organising, prioritisation, and project management skills.
  10. Strong results focus, with accountability for own performance and that of the team.
  11. Effective problem-solving and decision-making.
  12. Highly flexible and self-starting, with a flexible approach to meet the challenges of the role.
