Cobalt Consulting (UK) Ltd seeks a seasoned Architectural Finishes Manager to manage the procurement, implementation, and close-out of architectural finishes packages on high-rise residential projects in East London. This role offers a competitive salary package, including a base salary of £70,000 - £90,000 per annum, plus bonus and excellent benefits package.

Main Responsibilities:

  • Develop scope documents for tender packages.
  • Collaborate with Design Managers and external consultants to develop a high-quality design and resolve technical issues.
  • Ensure timely delivery of design documents to support the tender programme.
  • Qualify potential tenderers, compile a tender list, and distribute tender documents.
  • Lead the tender process, including document updates and query responses.
  • Evaluate tender returns based on technical, commercial, and programme criteria.
  • Manage post-tender phase to clarify tenderer requirements.
  • Negotiate commercial terms and recommend award.
  • Prepare and manage Contract Documents.
  • Communicate award outcome to unsuccessful tenderers and store tender submissions.
  • Coordinate kick-off meeting with successful Contractor to discuss site operations, health and safety, and quality assurance.
  • Keep project stakeholders informed about Contractor activities.
  • Verify that Contractors meet programme milestones and deliver necessary documentation.
  • Organize regular progress meetings with Contractors and conduct factory inspections.
  • Address Contractor inquiries promptly.
  • Monitor and inspect Contractor work quality and completion.
  • Document defects and incomplete tasks, ensuring timely resolution by the Contractor.
  • At completion, transfer records and certificates to ensure accurate operational and maintenance guides and as-built drawings.
  • Optimize design change management to minimize cost and programme disruption.
  • Support Cost Manager in evaluating project expenses and contract deviations.
  • Interface with other Contractors and stakeholders effectively.
  • Maintain detailed records of Contractor progress.
  • Deliver final project report, highlighting lessons learned and Contractor performance.
  • Adhere to Health and Safety guidelines as specified in relevant policies.
  • Perform other duties assigned by senior management.

Requirements:

  • Bachelor's degree (or equivalent) in Construction or Building Studies preferred.
  • Technical certification comparable to C&G HNC & ONC Building Studies as a minimum requirement.
  • Essential experience in managing architectural finishes like dry lining, high-end stone and blockwork, timber finishing, and bathroom installations.
  • Hands-on experience with fast-track building and construction methodologies is crucial.
  • Proven track record of delivering high-quality architectural finishes is mandatory.
  • Demonstrated expertise in construction quality management from contracting, construction management, and/or commercial real estate sectors.
  • Self-driven and collaborative team player with strong communication skills.
  • Excellent written and verbal communication skills, particularly when interacting with Contractors and Design Consultants.
  • Attention to detail and commercial acumen are vital.
  • Familiarity with and commitment to adhering to Health and Safety protocols and regulations is essential.
  • Proficient in risk assessments and method statements; ongoing professional development is expected.
  • Proficiency in document management systems and familiarity with Asite software is desirable.
