Job Title: Senior Surveyor

Division: UK Construction / Construction North

Location: Midlands region in the UK

Reporting to: Managing Surveyor

The successful candidate will lead on large-scale projects, managing commercial aspects and ensuring timely delivery within agreed profit margins. Key responsibilities include undertaking regular reviews of project performance, identifying areas for improvement, and implementing best practices in commercial processes. A strong focus on collaboration and team leadership is essential for this role, as well as providing high-quality management information to senior management.

Role Purpose:

  • Take overall responsibility for the commercial aspects of a large-scale project, driving it towards an agreed profit margin and other deliverables.
  • Undertake regular reviews of the project's commercial performance to enhance commercial certainty and maximize success.
  • Ensure best practice and continuous improvement in commercial processes on site.
  • Provide high-quality management information to senior management, facilitating informed decision-making.
  • Lead and develop a commercial team to ensure seamless integration with the project team.

Key Accountabilities:

  • Maximize the commercial position of the project while maintaining positive client relationships.
  • Promote ISG Construction Ltd's philosophy and culture on site, fostering a fully integrated commercial team.
  • Develop an initial project budget, including tendering, and agree a detailed cost plan with the ISG team for approval by the professional team.
  • Ensure compliance with project insurance arrangements.
  • Select suitable Sub-Contractors for package works based on their capabilities and track record.
  • Attend and chair meetings with the design team and Sub-Contractors as required.
  • Prepare rolling final accounts throughout the project and aim to finalize at practical completion.
  • Complete final account administration and manage retention release close-out.
  • Conduct start-up meetings with the commercial team within the first week of contract award for allocated projects.
  • Align the project team approach with ISG Construction Ltd's expectations for the specific project.
  • Monitor commercial resources on allocated projects to identify potential risks and bring them promptly to the attention of the DCM.
  • Hold regular commercial review sessions for allocated projects, addressing performance issues and collaborating to find solutions.
  • Mentor and lead commercial team members to facilitate their development and progression.
  • Provide constructive feedback on performance, attitude, and behavior to project commercial team members.
  • Establish a mechanism for allocated project commercials to share lessons learned and approaches with the project construction team.
  • Act promptly and positively to address performance or behavior issues when they arise, utilizing HR support.
  • Support the DCM during recruitment and selection of project commercial staff.
  • Advise the DCM on specific training needs for Surveyors.
  • Develop and maintain positive relationships with Directors of sub-contractor organizations and suppliers for allocated projects while achieving targeted margins.
  • Prepare Bid Lists with proper commercial consideration and integrity, ensuring all Bid Lists are approved by the DCM.
  • Provide commercial input to proposals, highlighting key benefits and value-adds.

Skills & Experience:

  • Main contractor experience in the Construction market, preferably with exposure to different project types.
  • Demonstrable commercial acumen, with a proven track record of delivering high-quality results while maintaining positive relationships in challenging environments.
  • Experience in claims resolution, both with employers and sub-contractors.
  • Proven ability to establish, manage, and lead large project teams or multiple smaller project teams.
