About the Role

We are seeking a skilled and experienced Residential Property Operations Manager to join our team at Sterling Karamar Property Management. As a key member of our property management team, you will be responsible for managing a portfolio of residential properties, providing exceptional customer service to residents and owners, and ensuring that all operations are conducted in accordance with our high standards of safety, quality, and efficiency.

Key Responsibilities

  • Accepts shared responsibility and ownership of projects, ensuring timely completion and delivery of results.
  • S supervises and manages administrative and operational staff at the properties within your portfolio, providing guidance and support to ensure effective performance management.
  • Ensures all resident and owner complaints are handled promptly and appropriately, maintaining open communication channels and resolving issues efficiently.
  • Monitors the timely receipt and reconciliation of rent collections, adhering to relevant statutes and communicating with residents about rent payments.
  • Codes and approves invoices from suppliers and contractors, ensuring accurate and timely payment processing.
  • Prepares yearly budgets for the relevant properties, analyzing financial data and making informed decisions to optimize property performance.
  • Conducts pre-inspection and vacate inspection of units, noting deficiencies and preparing building reports, ensuring compliance with safety standards and emergency response procedures.
  • Places service calls with contractors, coordinating maintenance and repairs to minimize downtime and ensure resident satisfaction.
  • Conducts weekly/monthly inspections of common areas, rectifying any deficiencies and maintaining a high standard of property condition.

Requirements

  • A minimum of 2 years of experience in property management, with a proven track record of success in managing residential portfolios.
  • Strong leadership and communication skills, with the ability to motivate and guide teams to achieve excellent results.
  • Excellent analytical and problem-solving skills, with the ability to analyze financial data and make informed decisions.
  • Proficient in using computer software and systems, with a strong understanding of property management technology.
