Job Description

The role of Senior Construction Surveyor at Bloor Homes involves overseeing the preparation of sub-contract enquiry lists for approval. This includes preparing full enquiry packs, collating all tender information, and ensuring compliant tender packs are issued. The successful candidate will also be responsible for analysing return tenders, negotiating with sub-contractors, and preparing tender comparison sheets.

This position requires strong negotiation skills, excellent time management abilities, and proficiency in computer software. As a key member of the team, you will liaise with the Design & Technical Department to prepare full enquiry packs for the tendering of utilities, aiming to find the most cost-effective solutions for the site. You will also oversee surveyors in producing groundwork and roads tenders, ensuring full compliance with drawings and specifications.

In addition to these responsibilities, you will prepare detailed breakdowns of build costs, including infrastructure costings, and update the New Site Start Appraisal (NSSA). You will also ensure new sub-contractors are on the SMAS database, verify their certification is up-to-date, and carry out drawing take-offs. Furthermore, you will produce labour-only rates in liaison with the Commercial Manager and Construction Department, maintaining the database and distributing information.

An essential aspect of this role is to liaise with the Design & Technical and Construction Departments to ensure correct materials are procured within the required time frames, both cost-effectively and aesthetically. You will also prepare Material Schedules as needed, updating regional targets for production. Additionally, you will register sites for Hazardous Waste Premise Code and CLAIR as necessary, liaising with the Commercial Manager/Director and Construction Department.

Another critical duty is to ensure sub-contractor weekly and monthly applications for payment are analysed, checked, and interim payments are prepared for approval in line with Authorisation Levels and Commercial Procedures. You will maintain payment record sheets, highlighting any claims for additional works outside of the budget estimate summary and settling all final accounts expediently after works are complete.

You will issue variation instructions and contra charges as appropriate and price up non-standard client extras as required. Your duties will also include updating Cost of Sales in Viability Manager for client extras after re-budgets and valuations. Furthermore, you will conduct monthly progress checklists for all sites, inputting data onto the valuation system, including MOS, and perform monthly valuations, producing Cost Value Reconciliation (CVR) and Cost to Complete Sheet (CTC). You will attend the Valuation Meeting, liaising with the Housing Association as required, producing invoices and H & S pack, and attending all necessary site meetings.

This position offers an estimated salary range of £55,000 - £65,000 per annum, depending on experience, plus company car, iPhone, and laptop.
