Job Title: Asset Portfolio Specialist
Salary Range: £55,000 - £70,000 per annum (dependent on experience)

Key Responsibilities
  • To manage a portfolio of circa 120-150 nursery settings, ensuring each location operates securely and efficiently
  • To review lease terms, service charges, insurances, business rates, and mitigate costs across the nursery portfolio
  • To work closely with operations, legal, finance, facilities, and marketing teams to formulate and implement a property strategy
  • To negotiate with landlords and other stakeholders to secure favorable terms
  • To coordinate due diligence prior to acquisitions, including planning, highways, costs consultant, and working with developers and architects
  • To prepare detailed Heads of Terms and instructing legal as necessary
  • To maintain accurate records and reports using CRM software
Requirements
  • Degree in Property/Estate Management or relevant field
  • Postgraduate degree and professional qualification desirable
  • Relevant commercial property management experience
  • Strong PC skills, including Microsoft Office and Property Management systems
  • A pragmatic approach with ability to evaluate risk and develop solutions
  • Familiarity with L&T law and lease review
  • Good understanding of planning and party wall issues
