Maintenance Technician

At Downing, we are seeking a skilled Maintenance Operative to join our team responsible for the upkeep of our Student Accommodation Scheme in Cambridge City Centre.
The ideal candidate will be responsible for delivering exceptional customer service by providing a proactive and responsive repair and maintenance service, ensuring that faults and maintenance requests are addressed in a timely manner.
The key responsibilities of this role include:
- Undertaking repair and maintenance tasks to a high standard, including plumbing, joinery, electrical, painting, and decorating, and supervising any subcontracted aspects.
- Carrying out and closing reactive maintenance jobs in a timely and consistent manner.
- Exercising initiative in providing excellent customer service, liaising effectively with managers and colleagues.
- Liaising with and monitoring onsite contractors to ensure completion of work.
- Being responsible for day-to-day reactive and preventative maintenance.
- Being responsible for planned maintenance, including fire alarm testing, emergency lighting testing, fire extinguisher checks, water hygiene flushing, temperature monitoring, shower head descaling, and health and safety checks.
- Undertaking regular building patrols to identify any maintenance requirements or health and safety risks.
- Undertaking scheduled flat inspections and completing all resultant actions in a timely manner.
- Recording, logging, and monitoring any maintenance issues that may arise within the maintenance log book.
- Ensuring that maintenance records are kept for all services, including gas safety inspections, lightning protection systems, fall arrest systems, PAT testing, and fixed wiring certification.
- Ensuring that all Property Documentation Files are accurately maintained and up to date.
- Adhering to H&S policy, ensuring that risk assessments and method statements are obtained and maintained, and that safe systems of work are followed, including permit to work and hot works permits.
- Interacting with students and understanding their needs.
The ideal candidate will have:
- Taken ownership of responsibilities and displayed pride in work carried out.
- Had a thorough understanding of Health & Safety legislation and the impact of the works being undertaken.
- Held a relevant qualification in either plumbing, joinery, or electrical systems, if possible.
- Had previous experience of domestic electrical/plumbing/general maintenance.
- Had intermediate level skills in business operating systems, including Microsoft Word, Excel, and Outlook.
- Had demonstrable experience of effective communication, both orally and in writing.
- Had the ability to prioritise their own workload.
- Been able to work within a team to cover reception/admin duties and gain a knowledge of the student booking system.
Hours of Work:
- Monday to Friday, 8am to 5pm or 9am to 6pm.
- We require you to work 1 in 5 Saturdays, 8am to 5pm, on a rota'd shift basis.
- During our summer turnaround period, we may require additional support to cover additional hours.
