We are seeking an experienced Block Manager to join our team at AMR - Specialist Property Recruiters. As a key member of our property management team, you will be responsible for the day-to-day and long-term management of a residential property portfolio.
Key Responsibilities:- Liaise with clients, leaseholders, contractors, professionals, and insurance companies to resolve any issues.
- Attend and chair AGMs, EGMs, and Directors meetings.
- Instruct suitable contractors to complete minor repairs and maintenance.
- Ensure all works are completed to the required standard.
- Issue section 20 notices when required, as part of the major works process.
- Prepare annual service charge budgets.
- Liaise with the accounts team regarding service charge payments, arrears, and invoices.
- Liaise with the Block Management Coordinator to ensure necessary insurances are in place and administer some claims.
- Ensure all clients are advised to act in accordance with the lease, legislation, H&S, RICS, and Fire Risk guidelines.
- Conduct annual inspections, or as necessary, of the properties within the designated portfolio.
- Proficient user of Microsoft Word, Excel, and Outlook.
- UK driving license and car insured for business use.
- Well-organized, punctual, and able to prioritize workload.
- Able to work as part of a team.
- Able to attend out-of-office hours meetings in return for time in lieu.
This is a full-time opportunity, working 37.5 hours per week, with 2 days remote work following a successful probation period. If you are a motivated and experienced property management professional, please contact Portia at AMR for more information.
