Job Description:

A leading property developer in Northern Ireland is seeking a skilled Contracts Manager to oversee the development of private residential sites across the country. As a key member of the management team, you will play a crucial role in ensuring the successful delivery of projects from tender to completion.

Key Responsibilities:
• Manage multiple residential housing schemes from tender to completion, ensuring works are carried out on time and within budget.
• Ensure all developments are well-presented and constructed to the highest quality standards, adhering to handover processes.
• Prepare, maintain, and update construction programmes for all residential sites, managing progress and attending progress meetings.
• Ensure all sites are managed in accordance with current Health & Safety Legislation and CDM Regulations, dealing with road and sewer bonds, and planning permissions.
• Liaise with local and statutory authorities on services and other issues, preparing and assisting with documents for tender purposes, and managing the tendering process.

Requirements:
• First-hand experience of residential developments, pre-construction, and design works, ensuring plans and permits are in place and design and commercial / contractual obligations are being met.
• Proven experience working in the residential sector, with a positive can-do attitude, and ability to communicate at all levels, from board and client meetings to subcontractors.
• Relevant experience is essential, and ideally, you will have a construction degree or technical background to ensure quality of builds.
