Conveyancing Specialist
We are seeking an experienced Conveyancing Specialist to join our team at CLD Recruitment (Leeds) Limited. The successful candidate will be responsible for managing property transactions, advising clients, and ensuring compliance with regulations.
Main Responsibilities:
- Managing property transactions from start to finish, including sales, purchases, and transfers of title.
- Advising clients on the progress of their transactions and providing regular updates.
- Interpreting search results and noting title on registered and unregistered properties.
- Raising enquiries and answering those raised by the other side.
- Preparing reports on title and ordering funds from lenders.
- Reporting relevant matters to lenders and ensuring compliance with regulations.
- Monitoring files to ensure timescales are met and ensuring the firm's risk assessment requirements are fully met.
- Reporting any matters that may put the firm at risk of non-compliance with regulations or with the provisions of the CQS.
- Building and maintaining positive working relationships with allocated referrers.
- Marketing the department and developing a personal brand through blog writing, social media posts, and speaking at department events.
- Maintaining CPD by taking part in compulsory training and any other training agreed with line manager.
- Line managing allocated assistants and opening and closing files.
- Communicating with clients, estate agents, referrers, mortgage lenders, and solicitors to keep them informed at every stage of the transaction.
- Ensuring the accuracy of completion statements produced and ensuring matters are effectively exchanged and completed.
- Ensuring all registration and post-completion matters, including SDLT returns, are dealt with in a timely and appropriate manner.
- Ensuring a clear financial ledger at the conclusion of the case.
