About the Role

Brewery Square is a thriving hub of businesses and a popular destination for residents and visitors alike. As a Facilities/Operations Manager, you will play a key role in ensuring the smooth operation of the complex, providing exceptional service to occupiers and maintaining a high standard of facilities management.

Key ResponsibilitiesOperational, General
  1. Oversee the day-to-day management of the facilities, including security and maintenance.
  2. Ensure the efficient operation of waste handling and recycling, fire safety, and health and safety management.
  3. Develop and implement contingency plans to ensure adequate site attendance, including cover for holidays, training, and sickness.
  4. Review and update emergency risk management and emergency handling plans on an ongoing basis.
  5. Ensure compliance with base build warranties and report any breaches to the Centre Manager.
  6. Handle general queries on site efficiently and professionally, directing queries to third parties as necessary.
  7. In emergency situations, act as the first point of contact for the Savills Helpdesk and attend the property as needed to coordinate a speedy resolution.
  8. Work with the Centre Manager to evaluate contractual relationships and ensure service partners meet agreed specifications.
  9. Deputise for the Centre Manager in their absence.
Operational - Technical and Maintenance
  1. Acquire a general working knowledge of installations and report defects or malfunctions promptly.
  2. Monitor the performance of service partners and ensure their work meets quality and timescale standards.
  3. Establish and implement best practice, ensuring safe working practices are always complied with.
  4. Stay up-to-date with health and safety legislation to ensure the site remains compliant.
Compliance
  1. Ensure the Operation Reporting Systems are always up-to-date and complete.
  2. Comply with all legal and statutory requirements, including health and safety, particularly for external facades.
  3. Prepare the site for risk assessment, aiming for a minimum compliance rating of 90%.
  4. Hold a full set of risk assessments and implement action plans diligently and competently.
  5. Complete and upload operation and maintenance checklists within the required timeframes.
Staff Management
  1. Supervise the Security and Cleaning provision, monitoring performance, developing skills, and addressing performance or conduct issues.
Financial
  1. Apply best practice in terms of value for money in the general operation of the site.
  2. Assist in preparing the annual service charge budget.
  3. Track expenditure and monitor invoices received in accordance with instructions of work.
Additional Responsibilities
  1. Manage and liaise with management, technical, and administration staff on strategic and operational issues.
  2. Engage with occupiers as the first point of management contact for operational matters, monitoring tenant works and ensuring compliance with the Tenant's Handbook and other building regulations.
  3. Establish and implement best practice, ensuring safe working practices are complied with at all times.
  4. Establish and maintain clear communication lines with suppliers, contractors, and clients.
  5. Attend internal training courses and self-identify training needs.
  6. The above is not an exhaustive list of duties, and you will be expected to perform different tasks as necessitated by your changing role within the organisation and the overall business objectives of the organisation.
Requirements
  • A thorough understanding of delivering a quality service to occupiers by ensuring the property is operated in a professional manner and to a high standard.
  • Understanding of budgets and service charges.
  • Health and Safety IOSH.
  • Highly competent in the use of spreadsheets.
  • Contractor Management.

Working Hours: 8am – 5.00pm
