About the Role

We are seeking a highly skilled and experienced Multifaceted Community Leader to join our team at TitanCorp. In this role, you will be responsible for managing the apartment community as a business unit to achieve predetermined marketing and financial results.

Key Responsibilities
  • Maximize revenue and cash flow through effective collection of income, rent management, and expenditure control.
  • Perform routine market analysis and communicate competitive rents based on survey information.
  • Generate traffic in the most cost-effective manner and prepare market plans when occupancy and availability fail to meet period objectives.
  • Develop and display trailblazer and bootleg signage to attract potential residents.
  • Responsible for tracking and evaluating the effectiveness of advertising and making recommendations for changes.
  • Lease apartments to qualified prospects, schedule move-ins, and escort future residents to their new homes.
  • Complete all necessary paperwork, verify lease files, and turn in weekly traffic and phone recap reports.
  • Follow up with each visitor within 24 hours via personal phone call and send a personal note/email within seven days of their visit.
Leadership and Administrative Responsibilities
  • Motivate staff by providing consistent verbal and written feedback, scheduling work, training subordinates, and conducting performance evaluations.
  • Ensure timely and accurate completion and submission of forms and reports, including monthly close-out, daily computer backup, and marketing surveys.
  • Perform budgetary planning, assist Regional Director with initial budget preparation, and regularly supervise accounts payable and receivable.
  • Develop and maintain key closet procedures to ensure proper access and security control.
  • Deliver thorough move-in presentations to new residents and maintain company standards on landscaping, curb appeal, and maintenance.
Requirements and Qualifications
  • Prior experience in property management or a related field is required, typically 3-5 years.
  • A strong understanding of sales and marketing concepts, ability to develop, implement, and evaluate marketing plans.
  • Excellent customer service orientation, ability to effectively manage people, sustain a professional image, and possess strong organizational skills.
Estimated Salary

$85,000 - $110,000 per year, depending on location and experience.
