Job Summary:

We are seeking a highly skilled Maintenance Operative to join our team at Caridon Group in Bristol. As a Maintenance Operative, you will be responsible for carrying out day-to-day repairs in residential properties and communal areas, ensuring that our properties are well-maintained and meet the highest standards.

Key Responsibilities:

  • Liaise with contractors and cleaners to bring properties up to a habitable state, repairing and replacing furniture as needed.
  • Collaborate with the maintenance team to identify and address maintenance issues in properties and buildings.
  • Communicate with tenants to log maintenance issues and provide updates on progress.
  • Inspect properties and report to management as required.
  • Identify damages caused by tenants and work with management to ensure properties are maintained to a high standard.
  • Attend bailiff appointments to assess property condition and provide feedback to management.
  • Check-out tenants, prepare check-out reports, and assist in ensuring tenants are held accountable for damages.
  • Prepare condition reports as needed and attend to maintenance issues to establish cause and responsibility.
  • Coordinate with tenants to access properties for maintenance and resolve issues.
  • Ensure all work is completed to a satisfactory standard, with happy and content tenants, and upload notes and pictures to the Arthur system.
  • Move furniture and equipment as instructed.
  • Perform inspections to identify hazardous conditions and take necessary action.
  • Assist in carrying out preventative maintenance programs.
  • Perform routine maintenance tasks, such as changing bulbs and repairing doors and windows.
  • Assemble furniture and equipment, replace door handles and locks, and perform minor electrical repairs.
  • Handle garbage disposal activities safely and effectively.
  • Perform general repair and maintenance tasks, cleaning grounds, scrubbing floors, dusting furniture, and disposing of trash.
  • Knowledgeable of safety guidelines related to maintenance work.
  • Minor repairing of electricity sockets.
  • Treatment of sinks, floors, and tiles with disinfectants.
  • Knowledge of trash disposal activities and protocols.
  • Assist in basic repairs to the building, including painting, installing/replacing light bulbs, plumbing, and basic carpentry.
  • Pick up supplies from local vendors.
