Purpose: To perform routine maintenance, reactive tasks, and breakdown works on electrical and mechanical systems within the site. This includes performing PPM, fault finding using graphical information and current alarm data, and maintaining an inventory of suitable spares for maintenance and reactive works.

Key Tasks and Responsibilities:

  1. ">
  2. Perform routine PPM on all electrical and mechanical plant per site schedules and asset lists.">
  3. Complete reactive tasks, including concessionary stores and fabric items, and suggest improvements.">
  4. Suspend plant faults and defects to maintain serviceable order.">
  5. Maintain an inventory of suitable spares for maintenance and reactive works, providing parts and timescales for remedial tasks.">
  6. Update the Computer Based Maintenance system with accurate data for PPM and reactive tickets.">
  7. Submit all paperwork for reactive and breakdown works to the contract administrator.">
  8. Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.">
  9. Develop good working relationships with Smart staff, subcontractors, and client representatives.">
  10. Supervise and monitor subcontractors on site.">
  11. Ensure H&S awareness and compliance for all tasks.">
  12. Maintain awareness and compliance with contractual KPIs/SLAs.">
  13. Ensure a safe and healthy working environment, including the use of uniform and PPE.">
  14. Maintain a professional image and uphold Smart Managed Solutions' core behaviours.">
  15. Operate a Permit to Work System per Smart Quality, Health & Safety procedures and client requirements.">
  16. Keep plant rooms locked, clean, and tidy.">
  17. Provide out-of-hours emergency callout cover via a scheduled roster.">
  18. Complete other tasks as directed by the site management team and the client.">

Salary: £45,000 - £55,000 per annum, depending on experience.

Education and Training: Formally trained in City and Guilds Electrical Installations or the equivalent NVQ and Building Services maintenance.
