About the Role

We are seeking a highly skilled and experienced Property Manager to join our team at Cluttons LLP. As a Property Manager, you will be responsible for the day-to-day management of a designated portfolio of properties, ensuring that they remain in good condition and compliant with legislation and best practice.

The successful candidate will have a strong background in lettings and property management, with experience in managing a portfolio of private landlord rental properties. You will be responsible for ensuring that the properties meet their regulatory and statutory requirements, and that all health and safety audit documentation is up to date.

Key Responsibilities
  • Property Management: Undertake the day-to-day management of a designated portfolio of properties, including managing all aspects of the properties, client and tenant liaison, and ensuring that the needs of the property are met.
  • Property Preparation: Work with the branch to prepare properties for new tenancies and renewal of tenancies, ensuring that they are ready for occupation.
  • Maintenance and Repairs: Supervise tenants' maintenance requests, including liaising with contractors, preparing specifications, tendering, and supervising works where necessary.
  • Regulatory Compliance: Ensure that properties meet their regulatory and statutory requirements, and that all health and safety audit documentation is up to date.
  • Property Inspections: Visit properties at least twice a year, completing an inspection report and recording information on health and safety matters.
  • Financial Management: Arrange payment for service charge and ground rent invoices, and ensure the maintenance and updating of the computerised property records system.
  • Supplier Partnerships: Maintain partnerships with suppliers and contractors to ensure best pricing and quality service.
Requirements
  • Experience: Lettings Property Management experience is essential, with a strong background in managing a portfolio of private landlord rental properties.
  • Skills: A proficiency in the use of MS Office, including Outlook, Word, and Excel, is required. The ability to work on own initiative without close supervision and as part of a team is also essential.
