We are currently recruiting a Pre-Construction Design Manager to join the Asset team. The successful candidate will lead the Investment Building Surveyors and an Assistant Building Surveyor to carry out all appropriate pre-contract works, including validation, technical evaluation, and drawings, CDM requirements, and works specification to prepare Investment Plan projects up to the point of handover to our in-house Delivery Team.
Key Responsibilities
- Act as a lead, providing supervision and coordination of resources to ensure Investment Plan projects are planned effectively and achievement of milestones to allow the commencement of works on site.
- Coordinate the validation of investment requirements to enable the production of Investment Plan projects and scope of works.
- Work with the Delivery Team to ensure they have all required information to be able to handover to Principal Contractors for delivery on site.
- Manage appointments of external Principal Designers in terms of CDM and Building Regulations, supplying all required pre-construction documentation for Investment Projects.
- Act as Asset's investment operational lead, working in conjunction with Gentoo's procurement team to devise and prepare all relevant tender documentation, including specification, client requirements, pricing documents, and analysis of tender submissions.
- Assist the Asset Investment & Planning Manager to ensure that Investment Plan projects developed are reflective of requirements and within budget.
- Coordinate the development and review of Gentoo's specifications to ensure they remain in line with relevant building regulations and are aligned to Property Maintenance specifications and requirements.
Requirements
- Experience of managing teams and successfully delivering a similar role within a diverse organisation.
- Managing relationships with internal and external stakeholders.
- Leading on preparing designs, specifications, and contract documents for large investment projects.
- Managing workload to meet defined objectives or targets.
- Preparation of tender documentation and the analysis and award of tenders.
- Demonstrable experience in the planning of housing investment projects.
- Working knowledge of Forms of Contract and Contract Administration.
- Demonstrable knowledge of building construction, building standards, compliance obligations, planning regulations, regulatory standards, and leasehold legislation.
- Demonstrable knowledge of all pre-contract documentation and CDM requirements.
- Knowledge of construction and the repairs associated with all types of domestic dwellings, including the refurbishment of older housing.
- Knowledge of construction finance and budgets.
- RIBA Certificate or relevant demonstrable experience.
- Degree in Building Surveying.
A full UK driving license is essential to the role.
