We are currently seeking an MRICS qualified Property Management Surveyor/Senior Surveyor to join our Bristol Office. This role will involve a wide range of property management responsibilities, primarily focusing on multi-let office spaces. The successful candidate will manage a regional portfolio across Bristol and the South West.
The ideal candidate should possess a solid background in managing multi-let/service charge properties, demonstrating excellent communication skills, self-motivation, and meticulous attention to detail.
Key Responsibilities:
- Oversee the independent daily operations of various commercial properties.
- Collaborate with fellow surveyors, facilities managers, property administrators, and the property management accounts team.
- Ensure compliance with tenant lease covenants.
- Develop, manage, and report on annual maintenance and service charge budgets.
- Coordinate with other departments to guarantee the delivery of all necessary services to managed properties and clients.
- Foster a positive and progressive team culture.
Skills and Experience:
- Demonstrated experience in commercial property management, with a solid understanding of Landlord & Tenant law, including the Landlord & Tenant Act 1954.
- Experience in managing both single let and multi-let office buildings.
- Strong knowledge of budget formulation, cost management, and service charge recovery/administration.
- Familiarity with building construction, M&E installations, and contract management.
- Experience with lease renewals, rent reviews, and property transactions.
- Awareness of Health and Safety legislation and best practices.
- Exceptional attention to detail, along with strong numerical and written communication skills.
- Able to produce clear, concise reports with well-reasoned conclusions and recommendations.
- Target-oriented and capable of working efficiently.
- Comfortable in a collaborative and respectful team environment.
- RICS qualified.
- Possess a full UK driving license.
- Familiarity with property management software such as TRAMPS or YARDI.
