About the Role

We are seeking a highly skilled and experienced Senior Quantity Surveyor to join our team at A.D.S Construction Personnel Ltd. As a Senior Quantity Surveyor, you will play a key role in ensuring the financial success of our construction projects.

Key Responsibilities
  • Attend initial handover meetings to ensure all necessary information is obtained or raised.
  • Ensure a thorough understanding of contract documents and pre-commencement budgets prior to signing off the handover form.
  • Check orders and contracts, and raise any concerns or anomalies in a timely manner.
  • Provide the Operations Team with project analysis, including cost projections and labour pay out rates.
  • Identify and arrange subcontractors, agree costs, and place subcontract orders.
  • Prepare and administer subcontractor accounts, and submit them in a timely manner.
  • Attend valuation meetings with the Main Contractor or client's representative as required.
  • Agree submitted valuations within 14 days of submission, and ensure payment is received as contracted.
  • Accurately complete monthly costings and present required reports for review with the Commercial Manager.
  • Pricing, confirming, and submitting variations with the Main Contractor.
  • Measure labour-only subcontractor and direct labour on a weekly basis, and authorise payment accordingly.
  • Create and maintain accurate records of weekly timesheets and invoices.
  • Prepare and submit final accounts within 2 months of project completion.
  • Ensure final account payment is received in accordance with contract conditions.
  • Apply for retention monies in line with contract conditions.
  • Produce Purchase Orders for variation works, ensuring costs are based on competitive quotations.
  • Ensure financial documentation is accurate and timely.
  • Deliver an improving profit margin for each contract, in collaboration with the management and procurement teams.
  • Adhere to and assist with the implementation of commercial processes and procedures.
  • Understand contractual, commercial, and legal processes related to projects.
  • Maintain a high level of understanding of construction techniques, problems, and solutions.
  • Provide high-quality technical and commercial support to meet business and client objectives.
  • Respond rapidly and effectively to business and client needs.
  • Comply with prescribed company procedures for entering into agreements, and protect the company from risks associated with contractual arrangements.
  • Provide accurate information reflecting true contract performance.
  • Attend and participate in monthly team meetings.
Requirements
  • Qualified at Degree Level in Quantity Surveying-Commercial Management.
  • CSCS Professional Qualified Person.
  • Proficient in Microsoft Office Suite.
  • 7+ years of experience working within the construction industry, preferably with a subcontractor background.
  • Knowledge of all areas of carpentry.
  • Understanding of working drawings.
  • Financial awareness, budget and resource management, supply chain processes, technical and commercial awareness, and negotiating skills.
