**Job Title:** Post-Construction Operations Specialist
We are currently looking for a skilled Post-Construction Operations Specialist to join Guildmore Limited. The successful candidate will be responsible for overseeing the post-completion phase of construction projects, managing ongoing maintenance, compliance, and tenant relations for our retained properties.
This role requires a strong understanding of aftercare management and comprehensive property oversight, ensuring smooth project transitions and maintaining appealing, compliant, and safe properties for tenants.
Key Responsibilities:
- C coordinate with construction teams to ensure a seamless transition from project completion to the aftercare phase.
- D develop and implement aftercare plans aligned with contractual obligations and Service Level Agreements (SLAs).
- A address post-completion issues or defects, working closely with the Aftersales team to resolve issues in a timely manner.
- R regularly visit sites and meet with clients to maintain high levels of client satisfaction.
- Defect and Maintenance Management:
- S supervise maintenance operatives, assigning and monitoring tasks for timely, quality completion.
- L log, prioritize, and manage defect reports, coordinating with internal teams, direct labor, and subcontractors to resolve issues.
- P perform technical assessments of reported defects, specifying necessary remedial work.
- Tenant Relations and Leasing:
- A act as the primary tenant contact for inquiries, onboarding, lease renewals, rent adjustments, and compliance.
- F foster strong tenant relationships to encourage renewals, reduce vacancy rates, and improve tenant satisfaction.
- Financial and Budget Management:
- A adhere to company protocols for work and invoice approvals with senior managers.
- P prepare, monitor, and reconcile property and aftercare budgets, analyzing expenses for cost-effective opportunities.
- Health, Safety, and Compliance:
- E ensure all properties and aftercare processes comply with UK health, safety, and environmental regulations.
