Job Description

We are seeking an experienced Residential Lettings Property Manager to join our team in Loughborough.

Main Duties:
  • Provide property management and tenancy support services to landlords and tenants.
  • Undertake duties in line with signed Terms of Business, focusing on coordinating property maintenance.
  • Ensure all properties comply with current legislation, including EPC's, Gas Safety Certificates, Electrical Safety Certificates, and PAT Testing.
  • Arrange inventories and check-ins with inventory clerks and tenants.
  • Liaise with contractors/out sourcing resources to ensure repair/maintenance works meet satisfactory standards and timescales.
  • Conduct routine and additional property visits/checks within required timeframes and report findings to the landlord.
  • Draw up a schedule of costs based on checkout reports.
  • Mediate and negotiate between parties regarding deposit release.
  • Ensure relevant payments are instructed promptly and properly for contractors, deposits, and landlord bills.
  • Coordinate and prepare renewal of tenancies.
  • Prepare relevant notices following instructions from either landlords or tenants.
Requirements:
  • Up-to-date knowledge of property management legislation.
  • Prior property management/maintenance experience is necessary.
  • Able to work as part of a team, supporting colleagues and recognizing their contributions.
  • Holding a full driving license and access to a vehicle.
  • Excellent communication skills, professional demeanor, and experience in client-facing roles.
  • Familiarity with Alto software is desirable.
  • Sharp, enthusiastic, and accountable individual with a working knowledge of Microsoft packages and good keyboard skills.
Working Hours

The working hours for this position include Monday to Friday 9am-5.30pm and alternate Saturdays 9am-1pm, with time off in lieu.
