We are seeking an experienced Investment Director - Asset Management to join our team at Federated Hermes. As a key member of our investment team, you will be responsible for the investment performance of an allocated property portfolio, likely to be a mix of large office, industrial and mixed-use schemes, mostly in the Southeast region, but also in other regions.
Key Responsibilities- Investment Management
- Develop and implement strategic and tactical asset management initiatives to enhance the value of our property portfolio.
- Collaborate with our fund manager and external clients to deliver coherent and focused business plans with supporting appraisals.
- Provide regular reporting on the performance of our property portfolio and identify opportunities for value-adding and protecting initiatives.
- Manage rent reviews, lease expirations, options, refurbishments, redevelopments, and other value-enhancing and defensive initiatives.
- Oversee the performance of external property managers and consultants, ensuring they meet their KPIs and deliver results within budget and time constraints.
- Capital Transactions
- Identify and assist with asset disposals and purchases, advising on opportunities, key value-adding initiatives, and factors impacting a potential sale or purchase.
- Manage and control the delivery of key capital projects on time and budget.
- Previous experience in investment management, with a strong understanding of property sectors and regions.
- Market presence and appreciation of the best agents and consultants in the market.
- Qualifications: Degree level and MRICS qualified.
- Strong people-based skills, with the ability to assemble and manage external teams of consultants and specialists across a range of property types.
- Experience in marketing and letting of properties, rent reviews, arbitrations, and other third-party processes.
- Ability to think strategically about properties and portfolios, with a strong understanding of the drivers of fund performance.
