Portfolio Manager

About the Role:
We are seeking a highly skilled and experienced Portfolio Manager to join our team at Block Recruit. As a key member of our team, you will be responsible for the smooth running of your portfolio, ensuring that all properties are managed in accordance with the management agreement and terms of the lease.
Key Responsibilities:
- Proactively manage your portfolio, ensuring that all properties are well-maintained and that any issues are addressed promptly.
- Manage all contractors, ensuring that they are working efficiently and effectively to meet the needs of our clients.
- Draft and serve S20 notices for major works, and project manage these works to ensure that they are completed on time and within budget.
- Co-ordinate, chair and attend AGM's, and draft and prepare agenda/minutes for board meetings.
- Correspond with residents, developers, and RMC's, ensuring that all parties are kept informed and up-to-date on any matters affecting the portfolio.
- Encourage a harmonious relationship between all parties, and deal with any conflicts that may arise.
- Manage on-site staff, ensuring that they are working efficiently and effectively to meet the needs of our clients.
- Service charge budgeting and ground rent collection, ensuring that all financial matters are handled promptly and efficiently.
- Approval of invoices for payment, ensuring that all financial transactions are handled accurately and efficiently.
- Ensure that all properties in the portfolio are insured, including dealing with all claims, renewals, and enquiries regarding the policy.
- Ensure that the lease terms are adhered to, and deal with any breaches.
- Respond to deed transfers, Licence to Alter, Lease variations, and Lease extensions, ensuring that all necessary paperwork is completed accurately and efficiently.
- Regular site visits, checking health and safety/maintenance works required, and ensuring that all properties are well-maintained.
- Fire Risk Assessments and RAMS (Risk Assessments and Method Statements), ensuring that all necessary safety protocols are in place.
- Management of ACOP L8 (Legionnaires' disease), ensuring that all necessary safety protocols are in place.
Requirements:
- 2/3 years Block Management experience, including section 20s and service charge budgets.
- Previous experience managing a range of developments, including RMCs.
- Excellent customer service, IT, and communication skills.
- A full UK driving license and your own vehicle.
Desirable Requirements:
- Industry-related qualifications, such as IRPM/RICS/IOSH.
- Knowledge of Landlord and Tenant Act 1985, Commonhold and Leasehold Reform Act 2002, Health and Safety at Work etc. Act 1974, and The Work at Height Regulations 2005.
