Overview:
The successful candidate will be responsible for leading the leasing function for a high-spec Build-to-Rent scheme in Birmingham. This is a fantastic opportunity to join a high-profile property company and take on a senior role in the lettings team.
The Role:
As Lettings Manager, you will be responsible for managing the lettings team and overseeing other activities such as leasing strategy, administration, lettings compliance, and marketing. Your key responsibilities will include:
- Team Management: Managing a lettings team, offering ongoing training and support to ensure they are equipped to provide excellent customer service and achieve sales targets.
- Leasing Strategy: Conducting viewings with tenants and negotiating rental offers to ensure the best possible outcomes for the company.
- Administration: Completing tenancy paperwork and vetting applicants to ensure all necessary checks are completed.
- Performance Reporting: Providing lettings performance reports to the management team to inform business decisions.
- Market Analysis: Appraising apartments and advising clients on rental prices to ensure the company is competitive in the market.
- Renewals: Negotiating renewals with existing tenants to ensure high levels of customer retention.
- Market Intelligence: Regularly carrying out rent analysis, reporting monthly to the client including recommendations to inform their business decisions.
- Property Inspections: Carrying out property inspections to ensure the properties are being maintained to a high standard.
- Marketing: Coordinating online marketing of available apartments to attract new tenants.
- Community Engagement: Working alongside the General Manager to organise events to create community engagement and build relationships with tenants.
- Business Development: Building and maintaining corporate relationships with relocation agents, employers, and other key stakeholders to drive business growth.
The Ideal Candidate:
We are looking for a highly experienced and motivated individual with a proven track record in a senior lettings role within estate agency or Build-to-Rent. You will have prior experience managing a team and be able to demonstrate excellent leadership and communication skills.
