Job Description:
We are seeking an experienced Portfolio Manager to join our team and manage a residential portfolio of blocks of flats and housing estates. As a Residential Property Manager, you will be responsible for the day-to-day and long-term management of the property portfolio, ensuring that all Block & Estate Management duties are undertaken in accordance with the lease/deeds, legislations, RICS regulations, and in a timely manner.
Key Responsibilities:
- Liaise with clients, leaseholders, contractors, professionals, and insurance companies regarding any issues.
- Attend and chair AGMs, EGMs, and Directors meetings.
- Instruct suitable contractors to complete minor repairs and maintenance.
- Ensure that all works are completed to the required standard.
- Issue section 20 notices when required, as part of the major works process.
- Prepare annual service charge budgets.
- Liaise with the accounts team regarding service charge payments, arrears, and invoices.
- Liaise with the Block Management Coordinator to ensure that necessary insurances are in place and administer some claims.
- Ensure that all clients are advised to act in accordance with the lease, legislation, H&S, RICS, and Fire Risk guidelines.
- Conduct annual inspections, or as necessary, of the properties within the designated portfolio.
Requirements:
- Proficient user of Microsoft Word, Excel, and Outlook.
- UK driving license and car insured for business use.
- Well-organized, punctual, and able to prioritize workload.
- Able to work as part of a team.
- Able to attend out-of-office hours meetings in return for time in lieu.
Working Hours: 37.5 hours per week, with 2 days remote work (following successful probation period).
