CLD Recruitment is seeking a dedicated and experienced individual to enhance our lettings property management team. The ideal candidate will be reliable and possess a strong background in property management.
Your role will involve effectively managing a residential property portfolio while ensuring a high-quality service is delivered to both landlords and tenants.
Duties include:
- Ensuring gas safety certificates are current and that electrical safety checks are completed and documented, as well as arranging for Energy Performance Certificates (EPCs) and addressing property repairs and maintenance issues.
- Adhering to ARLA best practices and established procedures in all aspects of work.
- Managing the complete tenant move-in to move-out process.
- Handling rent reviews, tenancy renewals, and rent arrears, while providing guidance on relevant legislation.
- Assisting colleagues with various tasks as needed.
- Overseeing a portfolio of properties.
- Communicating with landlords, tenants, and contractors regarding property repairs and maintenance, ensuring timely resolutions.
- Arranging property inspections and providing feedback to landlords.
- Managing deposit disputes.
- Ensuring compliance with all legal requirements.
- Liaising with tenants and landlords at the conclusion of tenancies.
- Coordinating with utility companies and local councils at the start and end of tenancies.
- Addressing landlord and tenant inquiries.
- Conducting end-of-tenancy checkout inspections and coordinating any necessary property work.
- Creating inventories prior to tenancy commencement and ensuring properties are ready for occupancy.
- Advising landlords on repairs and property improvements.
- Ensuring compliance with property regulations.
- Acting as the primary contact for tenants, landlords, and contractors regarding maintenance issues.
- Coordinating maintenance and repairs with various contractors and suppliers.
- Managing deposit negotiations with outgoing tenants and submitting claims with the deposit provider.
- Proficiency in IT, particularly with Outlook, Word, and Excel.
- Strong attention to detail and a high level of accuracy.
- Effective problem-solving skills and the ability to use initiative appropriately.
- Experience in property lettings valuations and a desire to contribute to the growth of the lettings department.
- Ability to work independently as well as collaboratively within a team.
- A strong work ethic with a commitment to meeting and exceeding targets.
- A full driving license and access to a vehicle is desirable.
