Role Overview

What will you be responsible for?

This department plays a crucial role in pinpointing and securing prime locations for upcoming projects. The environment is dynamic and, given the current market conditions, highly competitive and commercially driven.

While we must adopt a strategic and competitive approach in securing desirable land, we also need to think creatively about alternative options – including land that may not yet have planning approval. This aspect of our operations is intricate and faces significant commercial scrutiny and pressure. It is also fundamental to our business's success, making the contributions of this team essential and far-reaching. You will need to be entrepreneurial and innovative in your approach, with strong risk assessment capabilities and exceptional relationship-building skills.

Reporting Structure

You will report to the Senior Land Manager or Development Director, assisting in the Land Department's efforts to secure a sufficient land portfolio to fulfill the business's objectives and targets.

Your Key Responsibilities

  • Identify potential development prospects through various methods, including detailed analysis of statutory development plans, housing land audits, potential changes in use, engaging with agents, and leveraging an extensive network of contacts.
  • Oversee the acquisition of sites, managing the entire project acquisition process from identification, due diligence, offer, contract, purchase, planning, to pre-start on the acquired sites.
  • Collaborate with relevant departmental divisions, such as Sales and Technical, and external consultants as necessary, throughout the land appraisal and bidding process, as well as during the planning application phase.
  • Maintain and monitor the Division's land database, including site registrations, development plans, and submitted offers.
  • Expand and nurture the Division's key contact network, including land agents and landowners.
  • Support the Development Director on significant projects and undertake other relevant duties as required.
  • Ensure timely and accurate provision of information to facilitate the production of Land Packs for authorization.
  • Promote and adhere to Group values, systems, policies, and procedures.
  • Engage with the community as necessary.

What We Are Looking For

To excel in this position, we seek candidates who possess:

  • A comprehensive understanding of all facets of land acquisition (maximizing offers, market research, technical and commercial disciplines) including sales, commercial, technical, design, and legal aspects.
  • A degree in a relevant field, such as Planning, Property Surveying, or Technical Engineering, along with membership in a Professional Institute.
  • Strong geographical knowledge of the area.
  • The ability to work independently, demonstrating initiative and ownership of projects.
  • Excellent communication skills, capable of building rapport and trust with a diverse range of individuals, while developing and maintaining key contacts.
  • Exceptional negotiation and influencing abilities; a confident and professional networker.
  • Innovative thinking, with a proactive approach to identifying and pursuing potential development opportunities.
  • Knowledge of and connections with business contacts, landowners, speculators, and key players in relevant organizations.
