About the Role

We are seeking an experienced Property Advisor to join our team at Greensleeves Care. As a Property Advisor, you will play a crucial role in supporting the Division in all areas of Trust property matters.

Key Responsibilities
  • Manage the Day-to-Day Planned Maintenance Programme: Oversee the day-to-day planned maintenance programme across all Trust Homes and properties, ensuring that all works are completed on time and within budget.
  • Ensure Divisional Support Manager is Informed: Keep the Divisional Support Manager up-to-date on the schedule of planned maintenance work, ensuring seamless communication and coordination.
  • Lead Annual Condition Surveys: Conduct annual condition surveys of all Trust Homes, identifying areas for improvement and providing recommendations for maintenance and repairs.
  • Manage Building Contractors and Consultants: Manage and liaise with building contractors, architects, and consultants to ensure that all works are completed to a high standard and within budget.
  • Implement Energy Management Scheme: Lead the implementation of an energy management scheme for all Homes in the Division, ensuring that energy efficiency is maximized and costs are minimized.
  • Support Head of Property: Support the Head of Property in managing the Trust's relationship with building contractors, architects, and consultants, ensuring that all works are completed to a high standard and within budget.
  • Assist with Budget Preparation: Assist the Divisional Support Manager and Head of Property in preparing annual budgets, ensuring that all costs are accurately accounted for and that the budget is realistic.
  • Provide Advice on Property Management: Provide advice to the Divisional Support Manager and Divisional Director on the feasibility of building improvements, extensions, acquisitions, and new buildings, ensuring that all options are thoroughly explored and that the best decision is made.
  • Be the First Point of Contact for Homes: Be the first point of contact for Homes, providing advice on all aspects of property management and ensuring that all queries are resolved promptly and efficiently.
  • Manage Projects and Works: Manage all projects and works in accordance with the Trust's policies, all statutory regulations, and recognized good practice.
Requirements
  • Building/Project Management Qualification: Hold a building/project management related qualification, such as a degree or equivalent.
  • Substantial Experience: Have substantial experience of building maintenance/development of properties, including experience in dealing with property management and project management.
  • Experience with Listed Buildings: Have experience of managing listed buildings and buildings in conservation areas, including experience with the planning process and building regulation approval.
  • Experience with Building Consultants: Have experience of dealing with building consultants, such as architects, engineers, and other consultants who are involved with planning approval.
  • Experience with Ecology: Have experience of dealing with ecology, including protected species.
  • Experience with Project Financial Management: Have experience of project financial management, including experience with Part Wall Notices and CDM 2015 Regulations.
  • Computer Literate: Be computer literate, competent in using Word and Excel, and have excellent oral and written communication skills.
