Our client, a prominent real estate investment and asset management organization, operates primarily in the Midlands and surrounding areas. Their diverse portfolio encompasses various sectors and asset types, including retail and industrial properties. Role Highlights:

Reporting directly to the Estates Director, you will play a vital role in the daily management of the property portfolio, which includes key commercial asset classes such as industrial, office, and retail spaces. The portfolio features properties leased to major corporations, public sector entities, and national retailers. You will collaborate with fellow surveyors, facilities managers, property administrators, and finance teams to provide a comprehensive and dedicated in-house property and asset management service to tenants.

Key Responsibilities:

  • Preparation of budgets for rent, insurance, and service charges, along with conducting inspections of the investment estate and liaising with tenants.
  • Overseeing and managing external consultants, including managing agents, legal advisors, architects, accountants, and contractors.
  • Acting as the primary client representative for refurbishment and construction projects, assisting with marketing and leasing of vacant spaces, handling assignments, litigation, sub-lettings, and business rates management.
  • Collaborating with the team to manage daily operations of in-house estate management services, while also engaging in initiatives such as acquisitions, projects, and refurbishments to enhance asset value.

Candidate Profile:

  • Preferably a RICS Chartered Surveyor with a minimum of 2 years of experience in property management.
  • Possess a RICS accredited degree in Real Estate or a related field, with experience in commercial property.
  • Some background in Estate Management is advantageous.
  • Strong understanding of Landlord & Tenant legislation.
  • Proficient IT skills, including familiarity with Microsoft Office and property management software.
  • A valid driving license and access to a vehicle for business purposes are required.

Desired Skills and Experience:

Experience in preparing budgets for rent, insurance, and service charges, conducting estate inspections, and tenant liaison.

Ability to instruct and manage external consultants, including managing agents, legal advisors, architects, accountants, and contractors.

Experience acting as the principal client for refurbishment and construction projects, assisting with marketing and leasing of vacant spaces, handling assignments, litigation, sub-lettings, and business rates management.
