Commercial Property Director

Job Summary:
We are seeking a highly skilled Commercial Property/Commercial Director to join our team at Danworth Holdings Ltd. As a key member of our property management team, you will be responsible for overseeing the commercial block management requirements, including liaising with external agencies regarding fire risk assessment, H&S assessments.
Key Responsibilities:
- Commercial block management requirements, including liaising with external agencies regarding fire risk assessment, H&S assessments.
- Arrange works and liaise with the appropriate experts regarding maintenance works/repairs and issues that may arise.
- Site inspections - conduct regular site inspections and arrange works. Liaises with appropriate experts if required.
- Insurance claims handling - liaise with leaseholders, insurance companies and contractors.
- Utilities - negotiate contracts and liaise with providers.
- Seek legal advice when appropriate and take action accordingly.
- Administration – diary keeping, providing reports for clients when requested, Engineering insurance reports for clients.
- Budgets and expenditure – agree budget for property management issues including surveyor liaison, maintain records of expenditure, liaise with client regarding items above the agreed expenditure limit.
- Service charge accounting - in accordance with RICS Service Charge and Accounting (3rd edition) and the Association of Residential Managing Agents (ARMA) guidelines.
- Meetings and visits – attend as required (may include occasional evening meetings)
- Day to day client liaison.
- Any other duties that may reasonably be requested by a senior manager or employer.
Requirements:
- Commercial Block management experience
- Excellent communication skills
- Ability to prioritise workload and work under pressure
- Excellent people skills, as strong internal and external relationships are crucial
- A good understanding of Block Management and current legislation affecting residential Property Management
- A good understanding of compliance issues
- Confident and proficient in dealing with clients and colleagues
- Ability to remain calm under pressure
- Strong negotiation and active listening skills
- Ability to build effective relationships by using diplomacy and tact
- Ability to resolve conflict in a responsible and non-confrontational way
- Good problem solving skills
- Ability to analyse information and make recommendations accordingly
- IRPM is preferred although not essential.
- Full, clean driving license.
