Job Summary:
We are seeking an experienced and dynamic Assistant Halls Manager to join our team. As a key member of our operations team, you will be responsible for delivering exceptional customer service, ensuring the smooth running of our student accommodation, and contributing to the overall success of our business.
Key Responsibilities:
- Operational Management: Assist the Halls Manager in the day-to-day management and maintenance of the buildings, including en-suite study-bedrooms.
- Customer Service: Ensure maximum occupancy of the residence and implement effective and efficient management policies, practices, and procedures to ensure residents receive a high-quality service.
- Performance Targets: Ensure that all performance targets and improvement plans for the site are achieved, with a focus on continuous improvement and value for money.
- Building Management: Ensure the building is managed and maintained in accordance with Downing Students policies and procedures.
- Reporting: Assist in producing all reports relevant for the management of the site, including lettings, rent collection, maintenance, and incident reporting.
- Viewings: Undertake accompanied property viewings.
- Lettings Targets: Contribute to achieving all monthly lettings targets to ensure the site is 100% let year on year.
- Rent Collection: Collect rents and chase arrears in accordance with company policy and procedures.
- Availability and Viewing: Assist in planning the availability and viewing of all rooms to let.
- Non-Core Income: Maximize non-core income, such as promoting extensions, summer schools, and vending.
- Student Complaints: Manage all student complaints in a professional and confidential manner.
- Student Welfare: Have regard for student welfare and liaise with the appropriate welfare professionals as required.
- Service Delivery: Maintain a focus on delivering services within agreed budgetary and resource parameters.
- Student Events: Host periodic student events to enhance student satisfaction.
- Out-of-Hours Assistance: Provide assistance out of hours as required.
Key Requirements:
- Experience: Proven experience of working within student/university halls accommodation, private residential housing, hospitality, or the hotel sector.
- Building/Property Management: Previous building/property management experience would be an advantage.
- Staff Management: Ability to manage staff with expertise outside of your current skill set.
- Customer Service: Dynamic and 100% customer service and service delivery focused.
- Self-Motivation: Self-motivated, well-organized, and excel under pressure.
- Customer Passion: Have a passion for delivering exceptional customer service.
Working Hours:
- Monday to Friday: 8am – 5pm / 9am – 6pm on a rota'd basis.
- Saturdays: 1 in 4 Saturdays on a rota'd basis, but time will be given back in lieu the following week.
- Overtime: Overtime may be required during busy periods.
