Job Title: Property Manager

Job Overview:

Tamsin Wheatcroft Recruitment is seeking a highly motivated and experienced Property Manager to join our client's team. As a Property Manager, you will be responsible for managing a portfolio of residential properties, providing exceptional customer service, and driving business growth.

Key Responsibilities:

  • Portfolio Management: Manage a portfolio of up to 250 properties, ensuring timely and efficient management of all aspects, including rent collection, maintenance, and repairs.
  • Customer Service: Provide exceptional customer service to landlords and tenants, responding to queries and resolving issues in a timely and professional manner.
  • Business Development: Identify opportunities to upsell additional services, such as property management software and maintenance contracts, to drive business growth and increase revenue.
  • Financial Management: Manage and improve budget and KPI figures, ensuring accurate financial reporting and compliance with company policies.
  • Inventory and Reporting: Prepare and complete inventories, check-out reports, and mid-term inspection reports, ensuring high-quality content and adherence to company standards.
  • Deposit and TDS Management: Manage deposit returns and TDS claims, ensuring compliance with relevant laws and regulations.
  • Maintenance and Repairs: Liaise with repair coordinators, tenants, landlords, and contractors to ensure timely and efficient completion of maintenance and repair works.
  • Arrear Management: Manage weekly arrears, including rent and legal protection submission claims and management.
  • Quality Control: Conduct quality control checks on market values and rent increases, ensuring accuracy and compliance with company policies.
  • Landlord and Tenant Relationships: Manage and monitor landlord and tenant relationships, ensuring effective communication and resolution of issues.
  • Refurbishment and Void Management: Identify and manage refurbishment opportunities and void periods, ensuring maximum trade discount earnings and minimizing losses.
  • Statutory Compliance: Manage and monitor statutory compliance certificates, ensuring compliance with relevant laws and regulations.

Requirements:

  • Experience: Minimum of 1 year experience in a similar role or property management position.
  • Skills: Excellent interpersonal skills, driven, reliable, and able to work effectively in a fast-paced environment.
  • Qualifications: Articulate with strong property management abilities.
