Position: Residential Property Supervisor
Location: Field Based (covering a portfolio in/around Cardiff / Swansea)

Working Hours:
Monday to Friday: 9am - 5pm

Compensation:
Competitive salary along with a cash vehicle allowance of £4,500

Role Overview:
As a Residential Property Supervisor, you will play a pivotal role in our mission to be recognized as the UK's preferred property management service. Your responsibilities will include:

- Delivering exceptional performance standards within a team to foster a welcoming, friendly, and professional atmosphere for our residents.

- While prior experience in the property sector is advantageous, it is not a prerequisite. You should possess an energetic and enthusiastic demeanor, with a focus on leadership and coaching.

- You will be expected to think commercially and focus on resolutions, demonstrating flexibility and creativity in your approach.

- Engaging with people, driving team performance, and providing the highest level of service to our residents will be key aspects of your role.

- Conducting risk assessments and developing action plans for necessary remedial works, ensuring these are prioritized for efficient and cost-effective solutions.

- Implementing changes, managing risks, and monitoring outcomes while supporting your team through transitions with a focus on development.

- Managing a portfolio of properties will involve conducting monthly site management visits in accordance with company protocols.

- Ensuring comprehensive quality control inspections regarding team performance, administrative records, and communal areas.

- Addressing technical issues and collaborating with support departments to advance major building projects, ensuring timely remedial actions and preemptively mitigating risks to service delivery.

- Maintaining accurate records and being well-prepared for meetings, one-on-ones, and complaints with thorough evidence and documentation.

- Enhancing property finances and striving for robust accounts through continuous cost analysis against budget.

- Regularly reviewing financial positions with customers to ensure transparency and planning for future expenditures with minimal impact.

- This role will require considerable travel, with expectations to visit each development within your portfolio on a four-week cycle. A full UK driving license is essential.
